Buying a Home Step-by-Step

Step 1: Do Your Research

Do you already know where you want to buy? Think about the type of home you want, neighborhoods you like, and features that matter most to you. In addition to looking for homes that interest you, take note of any changes in asking prices. This could give you a valuable insight into market trends in specific neighborhoods and can help you when the time comes to make an offer.

Step 2: Decide Your Budget

It is important to decide what monthly payment feels most comfortable to you. Deciding on your budget does not mean how much the mortgage company will give you. That means thinking about other costs such as property taxes, insurance, utilities and possible HOA fees. It is crucial to determine your budget before talking to a lender as the mortgage company will pre-approve you for more than your comfortable spending. The goal is to choose a budget that feels right for your lifestyle, not just what a lender may approve.

Step 3: Get Pre-Approved

Just because you think you can afford a certain payment every month does not mean the mortgage company will agree. Once you have a budget in mind, the next step is to speak with a lender and get pre-approved. This helps you understand how much you can realistically borrow and shows sellers that you are a serious buyer. Lack of time at a job, bad credit, past bankruptcies, or other financial issues can cause major problems when trying to secure a mortgage. Talk to a mortgage professional and find out what amount you can qualify for. This will be an advantage when you make an offer on a home, as sellers rarely consider offers from those who are not already prequalified for a loan.

Step 4: Choose a Real Estate Agent

Can you go on Zillow or Redfin and shop around for homes, then make an offer without a real estate agent? Technically yes, but why would you when I am here to make the entire process a lot easier and strategic. As agents, we have knowledge about the market that many people do not have. My job is to help guide you through each step, answer your questions, schedule showings, and handle most of the paperwork. I may also be able to find you hidden gems and give you information that will help you find your dream home for the right price.

Step 5: Finding the Right Home

One of the most exciting parts of the entire process, touring homes. As you tour properties, pay attention the home itself and the surrounding neighborhood. Turn light switches on and off, open and close doors, run the faucets, and take note on how close it is to necessities like schools and grocery stores. I will arrange showings of homes you are interested in and help evaluate what fits your goals and what homes are truly worth pursuing

Step 6: Write an Offer

Once you find the right home for you, I will help you prepare a strong and thoughtful offer based on market conditions, comparable sales, and overall value of the property. Depending on what the home is listed at and whether we are in a buyer’s or seller’s market, your offer may be below, at, or above the asking price. I will be able to negotiate if you receive a counteroffer and work with you to help reach an agreement. At this point, the house will go into escrow.

Step 7: Complete Home Inspection

After your offer is accepted, one of the next steps is the home inspection. In most cases, your offer will be contingent on having the home inspected to make sure there are no major damages or large repairs needed. This will give you a better understanding of the property’s condition and help uncover any issues that need attention. I can help you arrange this and schedule it within days of making an offer. If there are no major issues, we go to step 8. If there is, you can renegotiate your offer based on what needs to be fixed, or you can cancel the offer.

Step 8: Choose the Right Loan

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage. There may be different loan options available depending on your financial situation, such as conventional, FHA, or VA financing. You will be presented with various options including fixed-rate, variable-rate, 15 year, 30 year, or special programs. Work with your mortgage lender to select the option you are most comfortable with.

Step 9: Get a Home Appraisal

Your lender will order an appraisal to confirm the home’s value. This is an important step that helps ensure the price you are paying for is supported by the market and that all parties are paying a fair price for the house. If the value comes in as expected, we move one step closer toward closing.

Step 10: Sign Final Documents and Close

The most tedious part involved in real estate is all the paperwork, but it is a necessary part of the process. Your lender and title company will guide the final steps, and I will help make sure everything stays organized along the way. Once the documents are signed and the transaction is complete, you are the legal owner of your new home. Make sure to purchase home insurance and warranty just in case they need replacement or repair.

After signing the final paperwork to complete the purchase, you are now the owner of your new home. It may take a few days for your loan to be funded once the paperwork has been returned to the lender but once that check is sent to the seller, you will be all set to move into the new home. Buying a home is major milestone, and the process should feel clear, supported, and exciting from start to finish.
