Selling Your Home Step-by-Step

Step 1: What Are Your Goals?

Every home sale begins with a simple question: what do you want to achieve? Do you need to sell quickly? Do you want to maximize your profit? Do you want to move into a larger home? Smaller home? Do you want to move closer to family? Or begin a new chapter in a new area? Once I understand your goals, I can build a strategy that fits your timeline and help you move forward with confidence and adjust your selling price accordingly.

Step 2: Pricing Your Home

Knowing how to price your home is one of the most important parts of a successful sale. The right price helps attract serious buyers. Overpricing could lead to less interest and underpricing will make your home seem less than what it is worth. Working with an experienced agent is the best way to determine the right selling price for your home. I will guide you through this step by reviewing local market trends, comparable sales, and unique features of your property.

Step 3: Prepare Your Home For Showings

Before your home goes on the market, it should look its absolute best. This may include deep cleaning, small repairs or minor touch-ups. The goal is to create a powerful first impression so potential buyers can picture themselves living there and have a connection with the home.

Step 4: Marketing Strategy

A strong marketing plan is what helps your home stand out. I will develop a strategy that is tailored to your home specifically and perfect for attracting the right buyers. This will include professional listing exposure, social media campaigns, agent-to agent referrals, and other ways to generate the most interest. I will aim to get the most possible traffic to your listing in the first 3 weeks after becoming a client.

Step 5: Reviewing Offers

Once offers begin to come in, I will help you review them carefully and look beyond just the price. I will evaluate each offer and consider important factors such as financing, contingencies, closing timeline, and if the party making the offer is prequalified or preapproved by a mortgage lender. If the offer is too low, you can make a counter-offer or offer other ways to come to an agreement, such as covering some or all closing costs, making repairs, adjusting the move-in date, or leaving appliances or fixtures for the buyer.

Step 6: Accepting The Offer

Once an offer has been considered acceptable, I will go over all the paperwork and make sure it is completed accurately and structured properly. We will review the key terms together, including the deposit amount, down payment, financing, inspection rights, contingencies, settlement date, and a list of fees and who pays them. When both parties have agreed to the term, a final contract will be prepared.

Step 7: Closing Process

After an offer has been accepted, there are a few steps left. Both you and the buyer must make a list of what needs to be done before closing. That may include inspections, an appraisal, disclosures, repairs, and coordination with escrow. I will help keep everything on track and make sure nothing gets overlooked as we get closer to the closing date. A few days before closing, we will call the company closing the transaction to make sure everything is ready to go. You will also need to make arrangements to move out of the home so the new buyer can take possession.

Step 8: Close

The final stage of the transaction. Paperwork is signed and ownership of the home is legally transferred to the new buyer. I will meet with the company closing the transaction to sign the final paperwork and go over any issues that have not yet been taken care of.
